Real Estate PDC Management is an Odoo 20 Enterprise application for property developers, agencies and property managers who collect or issue post dated cheques against rent, sale installments, deposits and vendor bills.

It depends on Real Estate Operations and Accounting only. It does not depend on Universal Dashboard or on the generic Post Dated Cheque (PDC) Management app.

Each cheque links to the existing Property, Unit, Contract, Invoice and Payment Plan records. It does not create a second property master and it does not ship a PDC dashboard.

Overall Purpose

The purpose of this module is to register received and issued cheques on the shared real estate master, move them through a clear bank workflow, and post a normal Odoo payment only when the cheque clears.

If the bank returns the cheque, bounce records the reason and reverses that payment.

The module adds model Real Estate PDC (real.estate.pdc), sequence PDC, list / form / calendar / search, Register PDC on Contract, posted Invoice or Bill, Payment Plan and installment line, status workflow Draft,

Received or Issued, Deposited, Presented, Cleared, Bounced, Cancelled, and accounting on Clear (payment register when the invoice has residual, otherwise a posted account.payment).

Bounce uses a wizard. Unique cheque number per company. Amount cannot exceed invoice residual or installment amount. It does not add special PDC journals, a customer/supplier PDC dashboard, or Universal Dashboard boards.

Gulf and similar markets still collect rent and sale installments on post dated cheques. Spreadsheets lose the link to the unit. Marking a normal payment as a cheque too early posts cash before the bank has cleared it.

This module keeps the cheque as an operations record on the contract, invoice or installment until Clear, then posts standard accounting. Bounce does not leave a paid invoice when the cheque never cleared.
